Most agents run five jobs.

  1. MarketingAds, video, SEO
  2. Lead generationBuying and chasing leads
  3. Follow-upNurture that never ends
  4. TechFive logins, five bills
  5. PaperworkFiles, deadlines, compliance

Here you run one: contact to contract. See how it works

You go from contact to contract. We handle the rest.

Follow one client through the team. The dark steps are ours. The bright ones are yours.

  1. Team

    The lead comes in

Ads, YouTube, SEO and our own property search bring buyers and sellers to us.

  2. Team

    ISA qualifies it

Lead Ops responds, qualifies and hands it to you with the history and a next step.

  3. You

    Contact

MIRA briefs you first. You call from the CRM and set the appointment.

  4. You

    Consult and show

Gulf access, bridges and flood zone are on every listing, so you answer on the spot.

  5. You

    Contract

You negotiate and write it, with the team lead on call for strategy.

  6. Team

    Contract to close

Transaction coordination runs deadlines, documents and the file.

  7. Team

    Marketing, paid

On listings: photography, drone, 3-D tours, ads, signs and print, plus concierge.

You still prospect your own book. Team-provided leads add to it; volume depends on capacity.

One platform. Built by us, for our agents.

Not a bundle of rented apps. We own the CRM, the dialer, the property search and the AI, so they share one record of every client and they keep getting better.

Open your phone. Know your day.

My Day lines up who needs you: new handoffs, overdue follow-ups and the next appointment. Ask MIRA about any client and it pulls the history and the next step, so you walk in prepared.

  • Call and consult prep from the real client record
  • Property research and follow-up drafts
  • Scoped to your book. Drafts are never sent without you.

My Day shows who needs you. Open the lead, see every text, call and note, dial from the browser and log the outcome with a dated next step.

  • Built-in power dialer, no extra subscription
  • Conversation history from ISA, texts and calls
  • Pipeline, tasks and calendars in one view
People on the phone: the lead book with status, source and handoff for each demo lead, plus List, Board and Funnel views.

Gulf access and flood zone, right on the listing.

Cape Coral buyers ask about Gulf access, bridges and flood zones before price. Our own MLS search shows them on the listing, with the flood map one tap away, so you answer on the first call.

  • Owned IDX with live MLS listings
  • Gulf access, bridge limits and FEMA flood zone per property
  • Property sheets and client collections in a click

Showing days your clients remember.

Build a branded showing plan with the route, the homes and what to notice at each stop. Clients follow along on their phone.

  • Team-branded, client-ready itineraries
  • Saved searches that keep buyers engaged

Producing agents

Split-Match review

Bring your last 12 months. We review your documented production 1:1 and set your starting tier in writing.

  • Self-generated buyers on the higher ladder, 40% to 60%
  • Co-listing concierge and team-paid marketing on your listings
  • Your own clients stay yours; team-generated leads stay with the team

Transparent splits. Tiers you keep.

Standard splits from total GCI by annual closed volume. Hit a tier and it holds as long as you maintain production: reviewed once a year, never reset in January. If production falls off, we talk first, before anything changes.

Team-provided opportunities have a different split because the team produced the lead. Self-generated buyers have their own higher ladder, shown alongside it.

Where these splits come from

What the held-tier illustration shows

Hypothetical year two: 24 closings a year at $450,000 average sale price and 2.5% assumed commission, with the illustrated top tier held and no annual-review change, gives $135,000 estimated gross GCI to you, before taxes and permitted expenses. This conditional illustration assumes unchanged review terms; it does not predict future closings.

The team pays

Listing marketing, transaction coordination, coaching, studio and editing, office and call rooms, and the full software stack.

You budget for

Board dues, MLS and Supra, your licensing and education, taxes and permitted expenses.

Read the split through your week, not just the percentage.

A split looks smaller when you picture yourself still doing every job. On this team you are not. The hours that used to go to marketing, chasing cold leads, fixing tech and pushing paperwork go back to clients or back to you.

What leaves your plate

  • MarketingAds, YouTube, SEO and the website bring the leads in.
  • First response and qualifyingISA / Lead Ops reaches out first and hands you context.
  • Listing prep and promotionPhotos, drone, 3-D, ads, signs and print, paid by the team.
  • The file after contractA coordinator runs deadlines and documents to close.
  • Tech and toolsOne app we built and maintain. Nothing to stitch together or pay for monthly.

What you spend your time on

  • ConversationsCalls, consults and follow-up with people who already raised their hand.
  • Showings and listingsIn the field with clients, prepared by MIRA before you walk in.
  • Negotiating and writingThe part of the job that closes deals.
  • Your own lifeEvenings and weekends that are not swallowed by admin.

More of your hours go to the work that closes deals. How many you close still depends on you, the market and the leads available; we will walk through your real numbers 1:1.

Brayden Milner, team lead of The Milner Team

Who you will work with

Brayden Milner, team lead.

Brayden launched The Milner Team at Florida Future Realty in 2024 and started building MIRA and the team's software in late 2025. The system on this page is used by our agents every day, and it improves every week based on what they need in the field.

You get direct access to the person who builds the tools and coaches the deals.

  • Call, text or email Brayden directly. Not a ticket queue or a regional office. You hear back fast.
  • A small team on purpose. At a big brokerage it is easy to feel out in the wind. Here someone knows your deals by name.
  • Deal strategy when you need it. Tough negotiation, odd listing, nervous client: pick up the phone.

A Cape Coral real estate team, built for this market.

If you are comparing brokerages and teams in Cape Coral, Fort Myers or anywhere in Lee County, look at what actually changes your week. We are a local team at Florida Future Realty, an independent Cape Coral brokerage since 2008. Our agents work buyers and sellers across Cape Coral, Fort Myers, North Fort Myers, Pine Island, Lehigh Acres and the rest of Southwest Florida.

This market rewards agents who can answer the hard questions: which canals reach the Gulf, which bridges limit a boat, what a flood zone means for insurance. Our tools put those answers on the listing, and our coaching teaches you to explain them.

Straight answers.

Do I still need to prospect?

Yes. Team-provided leads add to your own prospecting and client work. Eligibility starts after two weeks of onboarding, with a 30-day evaluation and ongoing standards. Lead volume depends on capacity and is not guaranteed.

Can I bring my own business?

Yes. Self-generated buyers have their own higher ladder. Bring documented production to a 1:1 Split-Match review for your starting tier.

Do I keep my tier?

Your tier is reviewed once a year against your production. Keep producing and you keep your tier: no January reset and no climbing back from the bottom. If production falls off, we sit down and talk first, before anything changes.

What does it cost me each month?

No desk fee, no franchise fee and no monthly tech bill under the current offer. You cover board dues, MLS and Supra, licensing and education, and your taxes and permitted expenses.

Is this salaried?

No. This is a full-time, commission-based agent seat. You prospect, advise, show, negotiate and follow through; the team supports the rest.

Who owns the leads?

Your self-generated clients are yours. Team-generated leads stay with the team if you leave, and pending team-origin transactions follow the team structure.

Can I see the software first?

Yes. Apply or call and we will walk you through the CRM, MIRA and the property tools live.

Your next move takes two minutes.

Tell us where you are. Brayden reviews every application personally and reaches out to set up a conversation and a live look at the system.

  • Apply here in two minutes
